Job description

Morgan Hunt are proudly recruiting for a Capital Works Project Manager for a Housing Association based in the East Side of London. The successful candidate will be working on their large planned maintenance programme to improve their housing stock through effective contractor management and lead & manage the major projects team.

Key duties include:

  • Oversee the procurement of contracts to deliver the Regeneration and Investment Programme ensuring Best Value in their commissioning and provision.
  • To identify, commit and control all financial expenditure associated with the major works contracts managed by the Project Team.
  • Lead and develop the project team in the provision of a full range of technical consultant and project management functions.
  • Ensure that all schemes are completed in accordance within Investment Programme, Business Plan and Service targets.
  • Involve all residents in the investment process.
  • Assist in the development, implementation and review of procurement and investment strategy in accordance with best practice.
  • To advise the Senior Management Team, the board and sub committee on major works issues.
  • Identify investment needs through the use of stock condition information and provide technical solutions to address such needs.
  • Undertake cost, performance and practice bench marking to drive service improvements.
  • Manage the major works contracts, regularly appraise contractor performance and initiate action to achieve service improvements.
  • Assist in the review of contracting arrangements and to ensure all contracts are tendered and let in accordance with industry best practice.
  • Manage the workload, priorities and targets of all staff reporting to the post and identify and meet staff training needs.
  • Regularly analyse and report the group's performance against service standards, investment programme targets and scheme KPI's.

Experience & Salary

  • Relevant technical experience at a senior level in a large social housing organisation.
  • Knowledge of Health & Safety Legislation and CDM regulations
  • Familiarity with standard forms of building contracts and knowledge of Egan compliant techniques.
  • Knowledge of the processes involved in investment appraisal; asset management, and budget/fee management
  • Direct experience of selection, management and monitoring of contractors.
  • Salary is between £58,000-£60,000 dependent on experience
