Job description

  • Ensure compliance and statutory obligations are met through the correct service delivery when carrying out works orders on servicing, repairs, estates and planned work for YMCA's East London property & places management services
  • Accountability for the delivery of these objectives and key performance indicators as agreed with the Group strategic plans and targets.
  • To work with the Head of Property Management for the preparation and proposal of financial plans, budget setting, and budget optimisation for the business area.
  • Responsible for managing a budget in excess of £1m for property and places department in the East London site.
  • To work in partnership with finance colleagues to enable effective and accurate budget management, including preparing monthly cash flow information, expenditure updates, service charge implications and budget forecast.
  • To manage repairs and renewals carried out by gas, electrical, plumbing, drainage and all other services, contractors under the stewardship of the business area.
  • To ensure that all statutory compliance obligations and requirements within the area responsible are met and consistent with up to date legislation, health & safety and best practice in relation to all job tasks carried out within the team.
  • Delivery of cyclical servicing programmes / repairs, ensuring economies of scale and value for money across the East London area is maximised and contracts are delivered collaboratively with contractors, colleagues and partners in order to ensure they are delivered within targets, budget and to agreed quality standards.
  • Develop, manage and motivate a highly competent and engaged team, which delivers a broad range of services. Maximise the contribution of this team and others through effective leadership and training.
  • To manage internal and external relationships including consultants, contractors, statutory authorities and other public bodies through which we deliver services, in order to drive H&S culture across the team and its partners
  • Drive effective contract management to improve the customer service delivery and drive a true effortless experience, controlled costs, and value for money
  • To collate and report on overall monthly/quarterly and annual performance indicators for each compliance work stream, ensuring that effective pre, in-process and post completion quality checks are conducted, and the results of such checks recorded and used to improve performance.
  • To be responsible for property and building safety management within YMCA's East London portfolio.
  • To work with the Head of Property Management and others involved in the management of the buildings in order to manage building safety risks appropriately.
  • To manage buildings in accordance with the safety case report and the Building Assurance Certificate.
  • To work collaboratively with the Head of Property Management to promote and deliver robust management in line with building a safer future legislation.
  • To help identify priorities and align resources to meet the safer future legislation.
  • To deliver an effective and efficient property management service.
  • Effective contractor management ensuring correct procurement process followed, ongoing day-to-day management, value for money, KPI adherence and customer satisfaction are delivered.
  • To promote a culture of staff engagement and internal progression, by identifying staff support and training needs and coach and mentor via regular one to ones.
  • To be an ambassador for YMCA SPG and have our customers/residents at the heart of all decision making.
