Morgan Hunt is delighted to be partnering with Müller International Ltd in their search for a Property Building Manager in Glasgow. This is an exceptional opportunity to join a market leader within the commercial property advisory space.

Property Building Manager Job Specification:

An experienced Facilities Management professional is required to manage an 80,000 sq. ft. newly refurbished multi-tenanted building in Glasgow. Reporting to the Facilities Manager this candidate will need strong hard services knowledge and some experience in the management of soft services.

Previous dealings with buildings of this size is also a must. Working as part of a team based in London, the Property Building Manager will be responsible for the day-to-day management of the site, and this will include building strong relationships with tenants and contractors. Good communication and the possession of strong IT skills including the use of all Microsoft office programmes is essential.


  • Assisting with the tender management for all services on site following the handover of the site after practical completion. Sourcing contractors, reviewing specifications and carrying out tender interviews;
  • Overseeing the post refurbishment snagging with the principal contractor and subcontractors;
  • Managing all contractors required to maintain the building including M&E, lift, security and cleaning. Carrying out monthly meetings with each contractor ensuring all PPMs are carried out and KPI's are met;
  • Advise on any variations to existing contracts and specify any changes required if needed. Assist with the preparation of tender documents and participate in renewal negotiations, including all utility supplies;
  • Regular inspection of plant and equipment and continuous liaison with maintenance engineers in order to maintain a close working relationship, agreeing work programmes, authorising the purchase of additional materials and where appropriate out-of-hours working and advising occupiers who might be affected by any works carried out by the engineers;
  • Working closely with M&E, lift and health & safety consultants ensuring all plant and life safety equipment is legally compliant;
  • Maintaining all health & safety documentation, including fire safety, water treatment, evacuation procedures, risk assessments and incident reporting/RIDDOR;
  • Working with the Facilities Manager to create and maintain a yearly budget. Ensuring the budget is not exceeded whilst the building is maintained to the highest possible standard;
  • Implementation of a purchase order system for all works, authorise all subsequent invoices for payment on satisfactory completion;
  • Approving RAMS and creating permits to work;
  • Carrying out monthly property inspections, record findings on-site issues tracker, and close off items in the required period of time;
  • Ensuring Tenant Handbook is kept up to date and issued to tenants if changes are made;
  • Monitoring tenant compliance;
  • Managing one direct report;
  • Occasional travel to London office required.
