Morgan Hunt is delighted to be partnering with an Education client in Scotland in their search for a Property Manager (Leasing). This will suit someone with first class communication skills and previous Property Management experience with a sound knowledge in commercial lease hold liabilities (Landlord and Tenant), maximising income from rent/service charge.
This is a 3 month temp contract initially. Working from home and travel throughout Scotland.
Job Role:
To manage the commercial lease hold liabilities (Landlord and Tenant), minimising expenditure. In addition, marketing vacant space, and managing lease entries/exits. Managing Rates liability, and undertaking Rates Revaluations. Compiling asset records and plans, working along side team members.
Duties & Responsibilities: ( includes but not limited to )
- Manage and co-ordinate all commercial, domestic and leases
- Agreeing heads of terms with new landlords & tenants
- Agreeing leases with new landlords & tenants, and revising leases with existing landlord & tenants
- Undertaking rent reviews, and managing break options
- Instructing legal advisers to support the role, for the significant leases
- Ensuring rental and service charge demands are issued.
- Managing debt to ensure debtors pay within payment terms
- Marketing surplus property to reduce vacant periods
- Update/define property asset procedures.
Experience :
- Demonstrable previous successful experience at the level defined above.
- Relevant qualifications.
- Experience and knowledge of Property Management/Property Lease Management and an understanding of related legislation
