Morgan Hunt are delighted to be working with a North West based charity who are looking to recruit a Housing Officer. This is a permanent role working 37 hours per week, with some flexibility required to meet the needs of the service. As a Housing Officer you will be based predominantly in the Rochdale office, with some travel to the Bolton office required.

The organisation

Our client's mission is to reduce homelessness through getting people on low incomes into private rented accommodation. This organisation provides Bond Guarantees for tenancies which take the place of cash deposits and provide security for landlords. Furthermore, they offer a range of support services for tenants to make a tenancy more manageable and sustainable for the long term.

The role - Housing Officer

As a Housing Officer, you will assist in the delivery and promotion of a Social Enterprise Letting Agency scheme including regular housing management duties to effectively contribute to the successful delivery of the project. You will develop and maintain links with all key stakeholders in the above role, including Rochdale & Bolton BC Homelessness, Private Sector Housing Revenues and Benefits and any other suitable agencies along with private landlords.

  • Undertake viewings with prospective tenants in accordance with policies and procedures
  • Complete sign-ups with clients including the preparation of appropriate materials including inventories, tenancy agreements and other relevant information
  • Complete property inspections for tenanted and potential properties used in the scheme and produce a schedule of works where appropriate
  • Financial processing and payments for landlords and clients to ensure sustainability of the project
  • Sourcing, recruiting and liaising with contractors around repairs and emergencies
  • Be empathetic and work flexibly with a complex need client group in particular within existing housing management procedures
  • Resolve crisis support issues for clients relating to housing and welfare benefit suspensions and issues
  • Investigate and resolve Anti-Social Behaviour issues
  • Liaise with tenants, landlords and contractors to resolve repair queries
  • Liaise with relevant departments at both Local Authority and Dept Work Pensions to ensure smooth facilitation of rent collection
  • Prepare and serve accurate and legally appropriate notices to end tenancies in conjunction with the Business Development Manager
  • Keep up-to date notes and records on all case files
  • Produce and report monthly, quarterly, and annual performance reports for all projects

The candidate

  • Experience of dealing with enquiries from either landlords or tenants in relation to housing management issues
  • Experience of arranging contractors for works to be completed
  • Knowledge and understanding of how the law and legislation relates to the Private Rented Sector
  • Experience and ability to effectively liaise with external agencies including homelessness, welfare benefits, DWP and other appropriate agencies
  • Knowledge and understanding of the welfare benefit system in particular relating to assistance towards rent
  • Excellent communication skills with both colleagues and the general public at all levels including telephone and face to face enquiries
  • Full driving licence with access to own car for daily work
