Purpose of Job Role

To fulfil the residential projects' commercial requirements while maintaining quality standards and optimising commercial position. helping to create the project budget, followed by accountability for staying within the agreed-upon budget in terms of cash forecasting, acquiring essential materials or subcontractors, submitting monthly cost reports, and producing any necessary modifications. The administration of subcontractors will comprise appointments, appraisals, payments, and tenders. helping with tender support when needed for supply chain and in-house trades.

Help the commercial manager create accounting procedures for the business that are appropriate for an expanding company.

Duties

Pre-contract:

  • Interpret the construction budget set, arranging for and appointing subcontractors accordingly.
  • Setting up systems to implement the budget.
  • Negotiate with Sub-contractors and suppliers as required.

Post-contract:

  • Appoint sub-contractors in the appropriate forms of contract or domestic sub-contract.
  • Cash flow forecasting.
  • Prepare/review variation accounts during the works.
  • Ensuring accurate job costing/coding
  • Valuation of works monthly for basic CVR purposes.
  • Final account agreements.

Procurement:

  • Procuring appropriate sub-contractors, labour only, or key materials.

Skills & experience

Construction related qualification to a minimum of HNC, preference for a BSc in related discipline i.e. Quantity Surveying or Construction, Design & Management.

Previous experience in similar role within a construction or housebuilding business.

Understanding of cost reporting and forecasting.

IT and Process Literacy. Where Estimating/Surveying/Accounting software experience would be advantageous.

Excellent communication and working within a team environment.
