Location: East London
Duration 6 months Temp to Perm contract - Salary £35,457 per year

PURPOSE OF JOB:

The Facilities Operative role combines practical maintenance and general facilities duties with responsibility for supporting the day-to-day management of a busy college campus.

A particularly important requirement is the ability to step up and deputise for the Facilities Manager during periods of absence, maintaining continuity of facilities services and dealing confidently with operational issues.

We are therefore looking for candidates who demonstrate both practical facilities experience and the potential to take responsibility for coordinating day-to-day campus operations.

MAIN TASKS AND RESPONSIBILITIES:

1. Ability to deputise for the Facilities Manager - High Priority

Candidates must demonstrate the confidence, judgement and organisational ability to take responsibility for day-to-day facilities operations when the Facilities Manager is unavailable.

Suitable candidates should establish whether you have experience of:

  • Working independently and taking responsibility for operational decisions.
  • Supervising or coordinating staff, contractors or facilities activities.
  • Prioritising competing demands and responding appropriately to urgent issues.
  • Dealing with operational problems, knowing when to act independently and when to escalate.
  • Communicating confidently with managers, staff, contractors and other stakeholders.
  • Maintaining service delivery without requiring constant supervision.

We do not necessarily require previous experience as a Facilities Manager, but candidates must demonstrate credible experience of taking responsibility and the potential to step into this role when required.

2. Practical Maintenance and General Facilities Experience

Candidates should have good hands-on experience of general building maintenance and facilities operations, including:

  • Minor repairs, basic plumbing, carpentry, painting and decorating.
  • Furniture assembly, relocation and general porterage.
  • Building inspections, defect identification and reporting.
  • General upkeep of buildings, external areas and facilities.
  • Understanding the limits of their competence and when specialist contractors are required.

Candidates must be willing and able to undertake practical duties as a significant part of their normal role.

3. Facilities Coordination and Administration

The role requires more than practical maintenance skills. Candidates should demonstrate the ability to organise and follow through on facilities activities, including:

  • Logging, tracking and progressing maintenance requests.
  • Coordinating reactive repairs and planned preventative maintenance (PPM).
  • Liaising with contractors and following up outstanding works.
  • Maintaining accurate records and providing operational updates.
  • Using email, Microsoft Office and electronic maintenance or helpdesk systems.

Previous experience of CAFM systems would be advantageous, although experience of comparable systems and the ability to learn quickly should also be considered.

4. Health, Safety and Safeguarding Awareness

Candidates should demonstrate a sound practical understanding of health and safety in an occupied building, including identifying hazards, implementing appropriate precautions and escalating concerns.

As this is an educational environment, candidates must also appreciate the importance of safeguarding, professional conduct and working appropriately around students, staff and visitors.

5. Communication and Customer Service

Candidates must be able to communicate professionally and confidently with a wide range of people.

We are looking for individuals who are approachable, calm under pressure, solution-focused and prepared to take ownership of issues through to resolution.

6. Flexibility and Suitability

Candidates must understand that this is a varied, hands-on role involving both physical tasks and operational coordination.
